Why Rent from C21 Property Management?


As a tenant you are our customer. We pride ourselves on our excellent tenant service and consistently strive to make things better for you. You can expect quality properties, professional service and responsive staff when you lease from us.


Application Requirements:

  • Rental applications are processed in the order received for each property.
  • Applications must be filled out for each adult over the age of 18 and must be signed.
  • Each application must be accompanied by a $30.00 non-refundable application fee, per person. $40.00 if a married couple.
  • To qualify the household must have a verifiable gross income equal to or greater than 3 times the monthly rent.
  • Within 24 hours of approval the applicant must deliver a certified check or money order (or proof of mailing) equal to a minimum of 50% of the monthly rent as a "hold fee".
  • Ads and showings for a property will continue until the completed application, application fee(s)  has been collected.
  • The total security deposit is equal to a minimum of one month of rent and is required prior to move-in in good funds.
  • Please note that the security deposit is not considered rent  nor does it apply towards the rent at the first or the last month of the lease.
  • Pet deposits are $350 per pet (where pets are allowed) and must be collected prior to move-in.

In addition to the application requirements listed above, your application is subject to denial if any of the following have happened to you within the past 7 years:

  • Eviction
  • Felony Conviction
  • Registered sex offender or persons requiring to be registered as a sex offender
  • Unpaid debt or collection from a bank, lender, collection agency, previous property owner, manager, or landlord type agency as reported
  • on applicant's credit bureaus or otherwise disclosed.


Please remember these tips when making your rent payments:

  • Rent is due on the 1st of the month and is considered late if received after 6:00PM on the 2nd of the month.
  • Rent checks and electronic rent payments that are returned as NSF (Not Sufficient Funds) after 6:00PM on the 2nd of the month are considered late and will be assessed a $50 NSF fee in addition to applicable late fees.
  • Rent checks that are mailed via the US Postal Service or other carrier are considered received when the check arrives at our office- not when it was sent. Lost or delayed payments will be considered late and applicable fees will apply.

ALWAYS WRITE YOUR PROPERTY ADDRESS ON ALL CHECKS INCLUDING CASHIER'S CHECKS, MONEY ORDERS, AND PERSONAL CHECKS IF NOT PRE-PRINTED WITH THIS INFO.


*You can pre-pay your rent for future months or pay your rent as early as you like to avoid being late.*
